FAQ
Who is Lobby Seat?
Lobby Seat is a product line of EASEN Commercial Furniture, a manufacturer with its own production base in Lecong, Shunde District, Foshan, China. We make hotel public-area furniture to order, including lobby seating, banquettes, F&B outlet furniture, bar seating, host stands and wall panels, and ship it factory-direct to hotel projects.
Do you work with purchasing agents and designers?
Yes. Most of our hotel work comes through interior designers and FF&E purchasing agents. We quote against the FF&E specification, provide shop drawings and finish samples for designer approval, and coordinate logistics with the agent's freight forwarder or receiving warehouse.
Can you build to a designer's custom specification?
Yes, building to specification is the core of what we do. Send drawings and the spec sheet; we return shop drawings showing construction, dimensions and finishes. Any proposed change, such as a different foam density or joinery method, is marked on the drawing for approval, never substituted silently.
Do you accept COM and COL?
Yes. We calculate customer's own material (COM) or customer's own leather (COL) quantities from the approved shop drawings, including repeat, railroading and waste, and send the figure before you order. Material should be shipped to our factory with the project and item references marked on each roll or hide bundle.
What fire standards can your furniture meet?
We specify fire-retardant foams, interliners and contract-grade covers to the destination market's rules on request: for example CAL TB 117-2013 in the US, BS 7176 composites in the UK, and EN 1021-1/-2 in much of Europe. Test reports are supplied for specific items where available. Final requirements are set by the project's fire consultant or authority.
What are your lead times?
Typically 30-45 days for standard designs and 45-60 days for custom work, counted from approval of shop drawings and samples, plus sea transit. Exact dates are confirmed in each quote and can be phased by area to suit a hotel's opening programme.
Can you supply a prototype or mock-up room piece?
Yes. We build pre-production prototypes of key items on request, for review by video, at our factory or shipped to the project or mock-up room. Comments are incorporated into revised shop drawings before production.
Do you handle installation?
We do not have installation crews abroad. Items ship fully assembled or as clearly labelled knock-down sections with hardware, assembly notes and layout drawings, so your installer or the purchasing agent's installation partner can place and fix them.
How do you pack and label hotel orders?
Items are export-packed and labelled with the project's item codes and destination area, for example lobby, restaurant, bar or private dining. Packing lists follow the same codes, so the receiving warehouse can stage deliveries by area without opening cartons.
What is your minimum order?
Minimums are low for contract orders and confirmed per design. A single outlet, such as a lobby lounge or a restaurant, is a normal order. A full public-area package in one mixed-SKU container is often the most cost-efficient way to ship.
Which shipping terms do you offer?
We quote FOB a Chinese port, CIF to the destination port or DDP to the project or warehouse. Purchasing agents often prefer FOB with their own forwarder; owners without an agent usually choose DDP. Duties and taxes depend on the destination country and product classification.
Can the restaurant, bar and lobby furniture match?
Yes, and it is one of the main reasons hotels work with us. Because all items are produced in one factory, we can use the same fabric lots, wood stains, metal finishes and piping details across lobby, restaurant and bar, so the public areas read as one design.
How durable is your lobby seating?
Frames are kiln-dried hardwood and plywood, glued, screwed and corner-blocked. Seats use high-resilience foam over springs or webbing, and covers are contract-grade with abrasion data supplied. For hotel public areas we commonly recommend fabrics rated at least 30,000 Wyzenbeek double rubs or 40,000 Martindale cycles.
Do you supply guest-room furniture too?
Lobby Seat focuses on public areas: lobby, F&B outlets, bars, private dining and front of house. EASEN also manufactures other commercial furniture categories, so ask if your project needs additional pieces and we will tell you honestly whether they fit our production.
